Distressed sellers are pretty predictable.
Once you get them talking about why they want or need to sell, they will tell you everything, even things you don't want to know.
The structure of the deal you make with them is what qualifies or does not qualify them.
Why don't you take a look at Scott Risters articles. He deals specifically on how to get motivated sellers.
In my personal experience, divorce, foreclosure, death in the family with out of area children, are all sticky situations that provide an investor to help a family out.
