I am presently looking for an foreclosure attorney who is an investor in baltimore,MD who specializes in Maryland foreclosure law. I am an investor who need the services of an attorney to aquire certain properties in the area.

    I have not worked as many SS in the last five months eithers. But the market is slowing down. Not nose diving, but definately not as hot as it was two months ago. Property is sitting longer and there is lots of inventory on the MLS. So the market is changing again.

    When houses appreciate from 90-140 in five months it is like shooting fish in a barrel. No home owner knows what their house is worth. In four months from 90-140. If you asked a home owner what they wanted for their house - even if they answered what they thought was full retail, which is 90k - you can still make money. When the market is appreciating that fast the home owner can not keep up with the housing prices. Hell, I could hardly keep up with them. I stopped knocking on doors and started buying houses from my letters.

    What is a house worth?? Would two appraisers come to the some price?? I ask them what they think their house is worth. If they ask me what I think it is worth - which they hardly ever do ask - I tell them truthfully that the solds on the tax roll price it at about 90k. Now the listed houses might be 140, but the solds are 90 and appraisers use the solds. I bring the recent solds and show them.

    I am honest with my callers and tell them that I need to buy at a discount.

    Glad to meet you.

    Subject To deals seem to be associated with pre-foreclosures when in fact once you learn to reach these people before it gets that far, it makes for a much better deal.
