What best for me to set up, I intend to do a combination or flipping and rentals? Whats the approximate cost to set up a LLC. Thanks

    The cost to set up an LLC or Corp through an online reputable company is about $500... which entity is your choice and my advice would be to ask your CPA or Attorney....

    The company I chose did the whole process for only about $250. PM if you would like the name. My state had a website where you could download forms to incorporate and the cost was only $90.

    If you can do it yourself it will only cost you 87 dollars. I had someone print me out the forms, I filled them out and that was that.

    Once you've dtermined what entity is best suited to your needs, I'd suggest you call your Sec. of State office in your state. I recently set up an LLC in NH. It cost me about 30 min at the Sec. of States office, $85.00 fee and one form that I had my accountant FAX to me which I completed.

    Just a thought but I would hold rentals under the same LLC as I would flips due to dealer status. Talk to your accountant. If you use a LLC for flipping properties than you to pay self employment taxes. I would talk to an accountant first than an attorney. All the insurance in world will do you no good if your entities are piercable...
