I have a nice sincere letter that I send when some one is going into foreclosure I would like something difference, something sincere that also explained the foreclosure proses as well 8-)

    I've edited this letter (if you print it out it's 3 pages) and have used to market to people in preforeclosure. I received the usual response rate, approx. 3 - 5%.

    I have used the following verbage with great result and they can go to my site for more information. Keep in mind that to much information will takeaway the purpose of your letter. "To buy real estate".

    Dear (Insert Customer Name),

    I noticed in the public record of (County Name) County, that a foreclosure action has been filed against your property at (Insert address) in (Insert Location) and you may not be aware of this. If this is the case, I urge you to contact your lender, to clear this issue promptly. Your property is at risk.

    Perhaps I can help; I am a serious real estate investor with experience in the foreclosure process.

    If I may be of service in this matter, it would be my pleasure to do so. You may contact me at xxx-8x4-x7x6, by mail or by email. I look forward to your reply.

    I handle all the paperwork and pay all closing cost.
