Is There A Deal Here

I want to know if I have a deal here or if it would be in parties best interest to walk away. I met with a very motivated seller; her house is in Foreclosure process goes to sell in April. This house was finished being built in Jan 2003. $15,000 is owed in backpayment , leagl fees etc. $162, 000 is the sum owed. The house appraised for $174,000 in June of 2003. It maybe valued more than that. Also is the $15,000 included in the sum total. David
