Is It Too Late To Do A Pre-FC Deal Scheduled For 12/2?

They do wait until the last minute don't they?! FC sale is 12/2. Based on comps and the owner's statement of what the payoff is, there is 30 - 35k equity in this 3-2-2, 1900 sq. ft. house in a nice Houston neighborhood. I don't even have a big enough network yet to know whom to refer this to. A little bird dog fee would be nice.

Any suggestions? Anybody want this?

(P.S. The owner speaks English, but not very well. An in-person meeting would probably be necessary unless you have a Spanish interpreter.)

    Thanks for making me feel smarter!

    There are thousands of FCs in Houston every month, and I'm sure I'm not the only investor who has contacted the homeowner. Also, competitive though this business may be, most of us have more ethics than you suggest.

    To everyone except bigcape: Although I've already hooked up with an interested mentor-type, any worthy input would be appreciated from those desiring to have a constructive influence.

    no, it's not too late to do a deal. since you know so much about it, you apparently have done proper work on it. why not go over to the owner again, take yourself a standard purchase and sales agreement and put an offer in to buy it from him yourself. once you get the offer accepted, then come back and find an investor or buyer assing the contract to them and get your assignment fee (now or at closing)? wholesale it! you've already done all of the work.

    Thanks for the replies! I guess I don't have leprosy after all! Demos, this is in suburban Northwest. I have gotten in touch with someone who may be helping me on this. If she is not able to do it, I will be in touch. Regardless, pointers are always appreciated. If I happen upon Northeast deals, I'll send them your way!

    Keep on punching dude. I have made several hundred thousand dollar mistakes. You can get the deed too instead of just a contract then record it and noone can go around you cause you are the owner of the house. Just make sure the Spanish Owners know what they are doing. Do not even rip people who are down and out. Get them some cash to help relocate. I have even helped move their furniture in my trailer. I felt really bad for them cause I have been in the same boat. It will work for you. Good luck
