Can anyone help me? Im looking for a way to start my investing now. I am active duty military. I did some investing in San Diego boy was that fun, but now I am in Guam and there doesnt seem to be a market for it. An when I leave here I dont want to be stuck with a property half way around the world. So What Im looking for is something that I can do online perhaps. Maybe some mortgage type stuff so I can learn that. Just anytthing I love working with real estate but I am kind of at a stand still being in guam. Any suggestions?

    First and foremost please allow me to thank you for what you do. Glad to meet you and welcome aboard.
    Since you obviously can't scout properties while you are there, have you thought about finding a good bird stateside to train and find the deals for you. John Locke has a good bird dog book that you could use to train. You could also find a partner that can do leg work for you until you return. Still another idea would be note buying in which you could start investing and be hands off. There are many ways to invest in re while being absent. Esp. since your current expenses are probably much lower now than they will be upon your return.

    Consider tax lien certificates. You can buy them through the mail from the counties. You can research the properties online to make sure it is worthwhile.

    I think the birddog idea is good. Also using an agent for the tax deed sales. You tell them which properties interest you and your max budget and they go to the sale for you. Selling is easy via a real estate agent.
    Also, same for any properties - you do the research online, get someone to go take the photos and then find a management company to help handle the rehab. Not ideal but will work.

    Also consider taking on a partner. They do all the legwork and you do the research and go from there maybe.

    Do you have cash to invest or will you be using private, hardmoney, or conventional lenders?

    Once I leave guam Im going to live virginia beach so im not to intrested in ivesting in san diego any longer. thank you for the offer.

    I love your desire and drive, their are a few freelance companies that hire independent contractors to process mortgage documents but they normally require a lap top and to be state side as you would need to have some customer interaction.

    This would be a wonderful time to research and study all you can till you arrive state side.

    Thank you, I will check into that I know of a few but they also require me to be state side.but with internet and fax machines these days I don't see any reason why I couldn't swing it from here. I just have to find someone to work with me on that. Do you have any recomendations? Thank you again
