Interior BPO Help

Working on a short sale here in Florida and although the lender had ordered a drive by BPO at the time they filed the foreclosure action, they are now asking to do an interior one. My offer, I believe, is a reasonable one but I don't want to have some newbie real estate salesperson kill the deal somehow. I'm close to putting this one to bed. Any thoughts or experiences you can share in this regard?

    Be present for the inspection. Have a preprinted list of deferred maintenance items to hand to the broker, or broker's agent, and a bonafide cost estimate from a local, licensed contractor. Ask what % deduction is applied to the FMV for "stigma" of foreclosure?
