Started investing 1 yr ago . August 27 2004 took first steps and pulled forecloure filings @ courthouse.Had good credit ,40k capital,and heloc for 50k on primary residence.1st deal doublewide on lot in foreclosure,put trailer under contract couldn't buy lot @sale then flip to lot purchaser for 12k.Bought 3 houses by january .Rehab 1,started rehab then sold as is,flip 3rd.All settled in www.july.If you watch World Poker you'll understand,I was ALL IN.Paid back all personal and heloc and have 90k capital for business.Solved three biggest obstacles.Fear,capital and time.Haved worked whole time in car dealer as finance mgr 65+ hrs www.wk.Gave notice Monday leaving end of month.Still scary walking from 6 figure income but made almost as much in investing.Have never been as sure of anything as I am of this.Being able to spend all my time and energy investing and learning new creative ways to aquire properties has me excited.Settle on next property Tuesday.Quick fixer w/40-50k www.potential.Thank you all for advise/knowledge freely www.given.Cant express my excitement @ having a life of my own,time to spend as i choose and opportunity to be limited only by my own ambition,energy and www.perseverance.It can www.happen.I even convinced my wife!

    It is indeed a grand www.place.This last year took its toll.7 day weeks ,lots of stress.But it was well worth www.it.Taking a week off and going to outer banks catch up on some rest ,fish and try to repay my wife w/some quality time that has been neglected. She also has ahuge part in this w/ her support,encouragement and understanding.She is slowly getting past her fears.She has a good job and her income and book keeping abilities are a huge factor in me being able to do www.this.Only one problem now,she wants to know when she can quit!

    Congrats Spider,

    may I ask what learning tools you used if any? I do as much reading as I can and I have composed a folder with print outs from everything I find on this and one other site that I think is information worth having.

    I am looking to purchase a course within the next 30 days. I'm interested in using tools that are successful, but I'm more interested in hearing about those tools that the average Joe has used to become successful.

    right now I'm considering jumping into the Subject To side of things. I have about 12 grand of my own cash that I will start with this way if I lose it [crossing my fingers that I don't], I wont have it on my conscious that someone else gave me money and I blew it. I'm in no rush and I will def. take a hard look at all the information I can get my hand on.

    Congrats!

    I quit June 2, 2000 against my wife's wishes. My wife quit April 1, 2001. Today, it would be awful hard for either of us to go back to work in a real job.

    In the past four years there has been many highs and lows. Thankfully, there have been alot more highs.
