usually do the home inspection before the purchase...

Around here (not NC) $250-$400 for a good inspection.

I would recommend an inspector who follows the Standards of Practice of the American Society of Home Inspectors® (ASHI®). For a 1500 square foot home the price runs ~$300 in Central VA.

I use a ASHI inspector, who is also a friend. He charges $325 for most inpsections. But, with that you get a neat little binder with a bunch of information that you will not need or use. Also, with that you get a printed hard copy report. The deal I have with him is for $50-$75 he will do a cursory inspection for me covering the biggies, (roof, elect., plumbing, HVAC, foundation..) His report is verbal so there is no paper trail for future disclosures. He has saved my bacon several times. I am a contractor and have missed some big things that he has caught. Usually, a good inspector has much better skills at detecting problems-- than contracors. Add a good inspector to your team for sure.

1300SF home. $350.00 is common. Give or take $25.00.

Wood destroying organism inspection $75.00 additional.

    Mold is additional.
