HELPPP!

As many have stated "Im new at this"
I need to know where are you guys finding investors for these deals? Do I have to put together some type of business plan to get the investors to invest in my deals? Do I need to have the deal first? ( I would assume that I would need the monies first for backing).
Thanks!.....and OH
Which course is the very best to have as my guide? ...I hear John Cash, is this true?

    Hey, I am also a new investor.....I found my deal first, then I called one of the more seasoned investors in my local Real Estate Investors Club, handed him all the information, asked him to partner up with me. He said yes and a few months later(it was a tough deal, couple of IRS Liens....) he called me and told me to come pick up my check....finding a partner is what i did on my first deal...but hey, someone here will probably have a better idea.....[ Edited by bigballer426 on Date 08/24/2004 ]

    Hi Newbies,
    I too am a newbie. Have been reading about RE Investing for years. I got up on these forums and starting researching and learning.
    I finally bit the bullet and ordered a copule different courses, one from MFG and the other from John Locke.
    Upon odering John's course, he called me to introduce himself and to offer any and all assistance I might need.
    I was so thankful and still am. His group is so ready and willing to help!! Wonderful people. Alrhough answers might come faster on theis forum, answers are pretty quick on John's also.
    And, of course, John monitor's both.

    My advice, order his material if you are interested in doing "Sub2", it's all meat, no fluff and he truly cares about you and your RE investing career.

    And after you get started, don't quit learning, reading and studying. An old dog can always learn new tricks!!
