Help Please (paperwork)

hello all, Im new to the forum And investing in real estate
I have a Question
lets say you were able to talk to the foreclosed owners and they agreed to a sale what paperwork do you need to complete the transaction?

This is my plan : talk to the mortgage company about assuming or a new loan
or just any thing that has to do with the property ,I know when i talk to my mortgage company they need to verify that Im the actual owner(ss# zip code ect.) would they need a certain form for them to talk to me about the property? and when we would reach an agreement .Could i go to borders and buy the "sell your home kit "
Im lost Please help

    Answer: You will need a real estate purchase agreement.

    You will need an authorization to release information from your customer.

    I have no ideal what borders is but if it is an office stationary store than they should have a real estate purchase agreement.
