Has Anyone Used Foreclosurefile.com ???

I'm a newbie and I just subscribed to the www.forclosurefile.com service. Seems to be full of very good properties. If you're familiar with this service I need your help.

#1: Can I just go directly to the address of the properties listed and make an offer? Or do I deal directly with the bank?

#2: Is it a good idea to have my RE Agent deal with the forclosed property, or is it easy to aquire it myself and how?

#3: Why aren't these properties coming up on the MLS?

    Dear Alvin,

    I checked into the service and found it non responsive in my area which is the greater Los Angeles Area.

    I use a service called www.RETRAN.net it supplies all NOD's usualy the day after recordation. It describes the property completely and the ownership, date when bought sales price and list all of the mortgages and in the order of their creation and date of recordation. This enables you to select a Junior lien to buy and control the sale or whatever you wish to do. I have used it for many years and I found it most adequate.
