    djmadmike,

    Glad to meet.

First you will need some input from someone who understands the correct terminology when using the auction method to sell your properties.

When you sell without a reserve it is called an ABSOLUTE auction meaning the property is sold to the highest bidder regardless of price.

A RESERVE auction is where you set the lowest price you will except for the property and it is the Auctioneers job to receive more than that price.

You want an Auctioneer who uses both on site and online methods thus your property will receive greater attention.

Why keep it listed in the MLS as these folks did not get the job done in the first place, they hoped they could work for half pay and left it up to someone else to get the job done.

The auction method of selling properties last year alone was over $54 Billion dollars and expected to rise higher this year.

The average house in American was almost 300k for 2005

At that average, it would only take 180,000 homes to hit 54 Billion!

    panicfilms,

It is a niche market overlooked by many, probably because they do not understand how it really works.

What I saw was thousands of homes that lingered on the MLS day after day and month afer month without selling, talk about motivated sellers who wanted to cash out now.

Difference is I did something about it, I enjoy telling them the exact day their property will sell and get paid for doing it.
