Hardship letter content???

I have read Dwan Bent-Twyfords articles on Short Sales and I have a question about what should go into the Seller's Hardship letter. Can anyone offer me any guidance on what has worked for them?

    The truth works well. The letter that describes and documents the mortgagor's financial hardship should detail the circumstances that were proximate cause to the default, the steps the mortgagor took in an attempt to cure the default, and the total failure of those efforts.

    The letter should state unequivocally that the only non-foreclosure alternative would be to sell the home ASAP.

    Citing previous attempt to sell the property would help, too.
