I found this script on some website. Dont know if this will help anybody but it will sure work good with a phone with more than one mailbox.

    Here is a million-dollar question: how do you help them if they have no equity? Either their property has to be in a really good area where you can rehab and resell for higher value, or you have to be a short sale pro.

    You can offer them debt relief!
    If you get a deed on a property with no equity, you can create some. Even if the house needs absolutely no work, just the act of offering financing in the form of a L/O adds value. Albeit for you.
