Foreclosure Techniques

I am trying to buy foreclosures in my area of Brooklyn,ny.
What technique or techniques can I use to talk with the realtors or bank owned personel that are representing the properties before they go to auction?
If possible with no money down :-?

    The bank would not be in a position to assume ownership of a property unless/until it has been exposed to a foreclosure auction.

    Real Estate brokers, or brokers' agents represent the owners of the property. Transfer of ownership from the original borrower to the foreclosing lender (or successful bidder at auction) wouldn't occur until after the foreclosure auction.

    All preauction contact should be directed to the present owner.
