Hello all,

I wanted to see if anyone has any luck or problems with any of these foreclosure sites

    Hi,
    I tried the http://www.thecreativeinvestor.com/modules.php?name=NukeWrap&page=http://tcinvestor.foreclosure.com one once for their free trial because there was a specific property I saw on their site that I wanted more complete info on. The property was already sold. I think they're info is too old to be useful, except for maybe the less desirable properties.

    It doesn't much matter where you purchase the information... what matters is how you utilize that information. Nobody hands you deals on platters... you have to manufacture the data you buy into leads.... the leads are then transformed into contacts... contacts into relationships, and hopefully, relationships result in acquisitions.

    The system you develop is far more imporatant that where you buy your data. Good data without a good system is worthless. However, bad data with a good system will still produce results.

    I have researched w/ #2 & 3 sites they give info to base your searches on follow up w/ realtor and prices are sometimes lower, I have free trialed, cancelled then free trialed again, not comfortable enough to pay...yet

    I have tried all 3 and found that the information is rather out-of-date. That may be because it is a fast market right now, but I was not satisfied with any of them. I locate the legal paper for the area I am researching. Many of them are on-line also.

    I signed up for Realtytrac's free trial. As most of the posts above, they are pretty out of date. By the time I get info on NTS's, the property has already been sold. The NODs seem okay, as the posting to the site is around 5 days later. I'll probably end up canceling the trial, mainly because of the problem with the NTS.

    If you can use the NODs, then it might be a good choice for you.

    You may want to try www.Bargain.com, they also have a free 7-day trial.
    Before I found this site, TCI, I was looking for foreclosures and found many of them, quite new ones too.

    I don't do foreclosures, never did either, didn't have enough money to start. I do Subject to.

    I sign up with local auction houses for list of foreclosures. The free trials and the Ebay lists sites tend to be outdated. I even found a house I purchased emailed to me two months later as being a foreclosure in my area from two of the foreclosure sign up lists I tried.

    Can't say they are much use. I use the legal listings you get locally and the auction houses. Often you can prebid on a listing with an auction house if it is already held by a realtor.

    And sometimes you can bid on them after the auction if the bank didnt get the price they were looking for they will be resold after auction for a decent price.

    I use Realty Trac. And have found it very useful. I have found 12 listings and when I called the banks the properties were coming up on action or are REO’s. I am in the middle of my first deal on my first property and will diffidently use Realty Trac again.
    I think it depends on were you are looking for deals. If you live in a large area were there are lots on investors then it is hard to find the good property. I started in a large area in CA. and have since found an untapped area still in CA. that is much smaller and has properties sitting around for long periods of ****Must Reach Senior Investor status before posting URL's*** would tell you were in CA. I’m doing all my deals but then the area would probably be over run by investors. Lots of luck and just keep your eye on the prize.

    It depends on several factors, your market, your preferance (forcl, REO or NOD), price, etc. If you can use the information it is worth it, if you can replicate the information from another source cheaper, easier or quicker and those factors are the deciding factors in your area. Than you need to do what you need to do. Every RE deal you do will have different twists and turns. That is what makes this so much fun. And the money isn't bad either.

    I have also have looked into these sites and have become a member of another site that is mentioned in these posts. I have found out that if you are looking for a foreclosure property then it is a better idea to go straight to a realtor to get your info. You will end up going thru a realtor to buy them anyway. Since the bank or govt. agency will list it with a realtor in order to sell ****Must Reach Senior Investor status before posting URL's***hus getting that info from a realtor is free and way more up to date.

    I HAVE COME TO THE CONCLUSION THAT ALL OR MOST FORECLOSURE WEBSITES ARE OLD NEWS IM SURE THERE MIGHT BE 1 OR 2 THAT ACTUALLY UPDATE THERE INFO BUT AS FAR AS REALTY TRAC,BARGAINDOT COM OR FORCLOSUREWORLD THEY ARE ALL STALE

    Hi there...........Realtytrac is great for REO's.........their listings can still generate good deals.................as for pre-forclosures, I have found them to be pretty much outdated. They still show listings for props that were sold at the county steps as far back as 2 months.

    Your best bet would be to look up the foreclosures for your area in your county's website or........ in person at the county court house!!!

    I was going to use one of those sites but decided not to because I found a free service that gives me the list of all preforclosures for free as public information.

    Hi LSDH,

    What public site did you use to get those free info.?

    I tried looking for one here in Hawaii with no luck. What I resorted to was to go to the court house and get the information myself.

    Aren't those "pay for subscription" website's a rip off? You can get all the foreclosure listings and info for free from ****Must Reach Senior Investor status before posting URL's*** and ****Must Reach Senior Investor status before posting URL's***

    What info do the "pay" sites give you that you can't find for free anyway?
