Foreclosure Listings. Are They The Real Deal?

Hi everyone,

I just got off the phone with foreclosure world, you know one of those multiple listing services that promise you pre-foreclosure, bank owned, for sale by owner etc. listings. Are these companies telling the truth. Is there anyone out there that has dealt with Foreclosure World? Any info. on this topic will be greatly apprecitated. By the way there fee to become a member is $300+ surprised

    Though I got raked over the coals the last time I responded to this type of question, I'll give it another go.

    If you're investing locally (and most investors do), why would you pay $300 for something that you can get locally, for free?

    It would be alot cheaper to be friendly to some clerks of court than that. Any RE agent has access to HUD, VA, Fannie Mae, and Freddic Mac foreclosures.

    They'll get their info from the same place that you can, only they'll charge you $300 + for it.

    I agree that the service could be beneficial if reasonably priced, but I doubt that it would greatly help a new investor. These services are really for people who already know what their doing, what they want, and how they're going to get it.

    I also think that it's a good experience to learn how to get the information on you own first. If you know what to look for, you'll be in a better position to gauge the usefulness of the site yourself.

    Now personally, I searched a few of these sites and have never found anything on there that I either didn't already know about, or could call my RE agent and she would know about. It may be different in your situation or area.

    I've also had trouble getting some of the companies to leave me alone after visiting their sites. Not very professional, IMO.

    Actually, cappers there is a forum to post complaints. It's the general website one

    What I heard from a person that took the service was by the time you recieve the listings, they were already 3 weeks to 2 months old already. The good ones were already gone and you were stuck with the leftovers..

    last year I subscribed to a service called Profiles Publications "premier source of NYC foreclosure data" (their label not mine).

    I thought the info was good, priced great and the info can be delivered via email. What I liked was you could order info for one boro or multiple and you could order the service for short term or a longer term.

    I talked to them today myself. Basicall what they offered was different packages renging from $3500-$20000.

    The $3500 package included:

    1. Coach for 90 days
    2. Personal mentor for 1 year
    3. Guarantee that you will double your money, or they will help you till you do.

    For more money, they also offer Hard Money lending. It is a 75/25 spilt. You do the deal using their money which has to be flipped in 6 months or less and they take 25% of the profit and you get 75%.

    I agree with Rajwarrior that you can probably do better by doing your own research or befriending your local courthouse clerk. In my opinion, the information provided by most of these foreclosure services may not be worth the expense. I've found that unless the service works exclusively within a given area, the information provided won't be up to date. I've researched about 5 of the national services and found that the information is very dated with many properties which show up as "new listings" as having already been sold.

    Does anyone know of any areas that give this info out online free? For instance, I can get deeds and assessors info online for my town. I wonder if some courthouses are putting this info online as well?

    I have used a service called realtyTrac. Its like $20/month, tons of listings. The problem is that the listings are often incomplete, but it is a very good source to get hot leads.

    I have ebay emailing me listings for free that are in my area.

    Since I'm a Realtor I always already have the info on the MLS. If I find it on the MLS, I will get it emailed to me from ebay in about 3-5 days.

    It is a free service from ebay. These are bank owned (REO) properties.

    This might help you, although it might not be for every area.

    i also use realtytrac and have found it to be useful.
    do a search for realtytrac on a search engine and you should be able to find it. I believe they have a daily price, if you wanted to see what it looks like. One idea which is good about a monthly service is that they want to keep you happy. If they made all the money upfront, they wouldn't have any incentivee to make sure that the data they gave you is good.
