I subscribe to a forclosure website. Have investor had trouble with bad data like wrong addresses or the information out of date? Have you tried others and found preferred services to use? If so I would like to here back from other investors.

    Some of the places I use are the legal newspaper, Trust Companies ( they do the foreclosure), Title Companies will e-mail you foreclosure lists every week, and servicing companies for the banks they do BPO's before the foreclosure starts and while the foreclosure is going on and afterwards once they become an REO, but you will need to have a working relationship with a realtor that works for the servicing co.
    All these sources will give you a starting point, but you will still need to do alot of research, like current tax appraisal and were they current this is where you will see how many bedroom and bath the property has along with square footage of the land and the house, next is to pull comps which can be done thru customer service at almost any title company, and then the hard part going out and banging on doors and seeing if they are going to try to save their house or let you try save their credit and let you have their house. The most important step is to take that first one and get started, work hard and it will pay off.
