Foreclosure Auction
I plan on attending my first auction this week. I have looked at the property that is being auctioned off and the homeowners are still living there.
How often does this occur? What have your experiences been? Do they trash the place once you have them removed and is it hard to have them removed?

Could present a problem depeding on the investor for your new loan. Simplest way to handle it would be to structure it as a flat fee listing with a realtor you trust, elminates this becoming a bailout.
