Does anyone know how long it takes for lenders in the state of texas to actually have a foreclosure done or how long before they actually send notification to borrower? :-?

It depends on the lender.
Informal notification from the lender should have been sent after your mortgage was 30 days late. Certified NOD should have been sent a month (maybe two) after that. The current foreclosure I'm working on in Fort Worth was going to take about 6 months from start to auction, but the owners filed bankruptcy to prolong that. They are going on month 13 now, and the foreclosure auction is set for Aug 10th.

I believe it only take 21 days to go to sale in Texas. Very fast.
