Bargain76 or anyone famaliar w/ FL - start to finish, how long does it take for the complete foreclosure process - considering that the defendant is served within a couple of days after LP filing and considering no other intervetion or stall tactics and the FC atty is expediting the process - I thought it was roughly 90 days, a collegue is saying its closer to 5 months.

Who is closer ?

    Depending on county, 5 months if correct.

    In my opinion;

    Why buy when the neigborhood is on the way DOWN? You are buying into an unknown. How much will it slide? How long before it rebounds?

    Buy when after it has bottomed out anf it is on the way UP.

    This is applying stock market logic to real estate but it makes sense to me.

    do you subscribe to a service for your foreclosure leads? maybe you can download the data to an excel or csv file. I use www.foreclosuresdaily.com and it offers the data in excel format or word (labels). Othrwise, for starters you could just use an excel ss, when you find a program that suits your needs, it will most likely accept excel imports
