Fing Agents Who Handle REOs

MarleneM profile photo

Where can I find agents who handle REOs?

I have written to many lenders, and they generally give me addresses of websites that don't have any properties listed for my geographic area.

But when I look at local foreclosure listings in my area (San Diego), I see several every week.

Someone is buying these!! How can I get in on the action?

Thanks,
Marlene

    Dear Marlen,

Very simple, there is a fair amount of activity in and around San Diego. If you will go as far North as Ramona and San Marcos you will be amazed.

Of course you need information and I think for your purpose www.Retran.net is the best. It is somewhere around $90 a month but it will supply you within three days of filing the Notice of Default. you can then run on that and see what can be done. They also will mark the sale, the day before and the day after so you can play along with the sharpies as they postpone sales and play the many moves of the trade.

If your game is to obtain discount from the REO after, repeat after, filing of Notice of Trustees Sale, an area of little competition, this is the only service that will help you. The information is intense, accurate and current.

Remember when you see on the reports Trust Deeds listed prior, and junior Trust Deeds, sometimes they have been paid off and the unknowing have failed to record a Notice of Full Reconvayance so watch it.

A present time game is a foreclosure from a Senior Encumbrance to remove multiples of Junior Encumbrances. Great opportunity to buy one for pennies on the dollar then ride the sale or bargain in prior to sale.

I am sure you know the old local rule about no more breaking of 40 acres down into 2 acre lots. Don't tell anyone it is about to go smash. Now is the moment to option all parcels 10 acres.
    and above.

So call John the boss of Retran tell him Lucius recommended you. Tell him you have been running Defaults for 30 years on MicroFeesh, and you want to convert. Then ask for the special price....

The area as you may know is becoming very horsey. Any minute you will see the Unspeakable in fast pursuit of the Uneatable. Red Jackets, Stirup Cups and dogs with baggy ears. They are maintaining a California tradition by chasing Coyotes instead of Foxes. Seems all the Foxes are in Hollywood making X rated pictures.

Marlene, if you are asking how do you find real estate agents that deal in bank owned properties, one way to find them is to have any agent print out all the bank owned properties in your area.

On the MLS sheet you will get will be the name of the agent who is listing the property for the bank. You can compile a list of agents very quickly this way and start calling them.

I hope that is helpful, I may not understand your question exactly.
