I am new in investing, and I was wondering the best wait to get a preforeclosure list?

A true "Preforclousure" list is tough to find without doing it yourself. You have to have contacts at attorney's offices, the Clerk's office, mortgage services, etc. Or you have to search for probates, divorces, etc. Or you have to have a marketing presence that causes people to contact you when they are in trouble.

An "early" foreclosure list is a lot easier. If your Clerk of Court doesnt already provide a list of recently filed actions, most clerk websites let you search the public records. Most jurisdications use a "lis pendens" to notify third parties that the property is subject to a foreclosure action. Just search for recently filed Lis Pendens, and you'll have a list of brand new foreclosures.

Or you can subscribe to any number of services that have done that work for you.
