Finding Pre-foreclosures. At A Dead End.

I am from Missouri and the statutes are Deed of Trust and Non-judicial.

I went down to the city hall today and asked ther recorder of deeds if they had any NOD's filed. The sent me over to the courthouse and they said they didn't have any information there either.

They then showed me the legal newspaper showing the trustee's sales. I am already aware of the paper. It only give a 21 day notice.

Is there a way to find NOD's before they are published in the paper?

Are NODs filed at the public recorders office?

    Here in texas all we get is 21 days notice also. I think it just depends on whats tate you live in.

    there is a site you can go to, to get NOD's
    mail me. i dont want to accidentaly break any rules.

    Try running some ads targeting people who are behind on their mortgages or in foreclosure. Let them come to you.

    Here in MI almost all foreclosures go to one big attorney's office. They handle all the paperwork and don't have to file NOD's till 30 days from SS. Too late to really short sale. The attorney's office also does foreclosure help (imagine that!) Is this a conflict of interest? Any ideas on how to get a list from them of NOD's?

    I have always wondered why Burrocrats always want to give us poor beknighted tax payers the big run around.

    The Notice of Default in a Trustee State is recorded at the Hall of Records. It is recorded in the same manner as Grant Deeds, Trust Deeds or any other document attempting to give constructive notice.

    I am sure that if you are a good person and supply a few cokes, er the drinkable kind, to some of the people working the wicket (where you hand in your deed for recordation) they will let you in on how to go about obtaining this information and if you like on an ongoing continuing basis day by day.

    This is not an easy business. You have exchanged your goof of times at the water cooler and idle times attending conferences etc. for some pretty hard running and mailings. The main thing is not to get discouraged. I prepared for this career by letting people shoot at me all over the world. Occasionaly I would bail out of an aircraft at high speed. So you see my preperation was perfect. Anything was better then sitting in a cramped little fighter all day with wet pants. To me it is a lovely life. I get to knock on doors, have them slammed in my face, associate with a large number of heavy loosers. But it is fun. It is? Oh yes you can make money.
