Finding An Owner Of Abandoned Property

I have found a great property in a really upscale neighborhood, it has been abandoned. The neighbors said that the lawyer who lived there had filed bankruptcy and moved out rapidly. I went to the county courthouse and pulled the tax records and also found out who has the lien, but the property is not listed as a foreclosure or bankrupcty. I contacted the mortgage company but they have not placed the property back in their inventory yet. So I called the office of the former lawyer and left a message. I would love to get my hands on this property and he has abandoned it. No power water or anything. Any advice.

    So who's name is the title in? The lawyer or somebody else? The trick here is to get any piece of the title and work from there. Trot yourself down to the BK court and pull the attny's file. Check title for a mechanics lien. Contact the lender again to see if the loan is deliquent.

    The "Certificate of Title" given by the courthouse simply reads "U.S. Bank National Association". The address on record for the bank is 10401 Deerwood Park, Jacksonville FL, but the information operator said there is no such bank there. I tried the yellow pages on the internet, even doing a reverse address, but nothing. Yes, the loan was deliquent, the amount as included in the bank's final summary. The attorney's office is located in another area of Florida, far from where I live. The law office represented the plaintiff at the auction. That's the office I contacted by phone and was told I must submit it in writing to them and they will pass it along to the bank. . There are no other liens against the house except the bank's mortgage. Thanks Again!!

    I went to the courthouse and the house is still in the name of the lawyer, there is a mortgage holder, Greenpoint, but they have not started foreclosure proceedings yet, I checked with the lawyers bk attorney. How should I proceed now.

    See if you can get a hold of the owner and make an offer. If the deal isn't sweet enough for you, you might try talking with the mortgage company and the owner. The mortgage company is going to want to get rid of it. You may be able to talk them down from the amount they require, maybe 70% to 90% of the remaining mortage amount. I'm not sure on how the logicstics of such a deal would take place, but I recently read that it could be done.
