what are some of the methods used to find a buyer when flipping a property...
if i wanted to simultaneous close, and have a buyer by the time i close...
what do you do, and where do you do it
theres a bunch of prospects i can flip i just dont know where to find the buyers, or how

Buyers can be located by running ads, contacting mortgage companies, flyers, cold calling and the list goes on.
You need to market yourself - let people know what you do - Stand on the mountaintop and YELL.

You could also try some of those "We Buy Houses" people. They are ALWAYS looking for good deals.
Develop buyers for your deals. Try to sell before you buy. Begin to develop a database of buyers to sell properties immediately.

Join a local real estate club - an excellent place to network and meet people with similar interests. You may meet someone who is interested in rehabbing only, which would benefit your situation.
I also agree that you need to create a database of buyers because when you have a property to flip, time is of the essence and sending an e-mail blast to a database of potential buyers is an easier, more direct, and more effective way of marketing your properties.
