Fcl And HOA

Seller has a rental property that is few months behind in payments; he is working out a payment plan/ loan mod with lender. Since he was 1yr behind on HOA payments they have filed a Summons to get possession of property. The seller was never served but they gave docs to the tenant.

I have heard that HOA can be nasty; they can evict the tenant (even the owner), take control of property and rent it out to recover their amount due?

Have anyone tried to work on a payment plan with HOA to make up the past payments?
