whoever is out there knocking on doors are you dressed to impress or dressed down?

Is your first impression meant to convey power/authority, or is it a friendlier approach?

Just curious on how many of you talk through doors because the owner won't open, is there a line you use to get inside a house for a quick inspection on your first visit?

    I tell them that I really like thier house and wonder if they thought of selling it? I also if they play games with me let them know that I know that they are in default by honestly letting them know. I surely do not drive up in a mercedes benz when I do this....I drive an older volvo 850 glt which lets them know I'm serious but not some jim dandy type that they would distrust. I dress office appropriate casual for these days...no ties of course but not like a bum either. They have to know that you can come up with the money to be serious but not some rich person with your nose in the air either. I talk to them as an equal and always try to help them out if We can both make a deal that makes us both happy that is the best thing of all. Lots of them are in denial about thier situation to a point also. I usually get a tour of the house which I can use to my benefit whether I buy from a short sale they approve or at the auction if we cannot get a deal going in time. It really gives you a leg up at the auction if you can go in and see your rehab needs before you bid....smile.... One other thing you cannot be shy and be in this business at all. I have had to negotiate people being evicted after purchase at auction and usually offer them 500.00 to leave quick rather than have to wait the 20 days and file court action on them to get them to move out. I usually offer my isuzu semi boxvan also to transport thier belongings to a close location of thier choice. I do this because I believe in what goes around comes around.....so My karhma must be good. smile. hope this helps you.

    Is anyone aware of scripts to use when knocking on doors? I'd like to practice somewhat before I try this.

    Come on...its not rocket science, "Hi, I'm John, I live nearby and I noticed your house driving through, and it struck me that it was exactly what I'm looking for, see, I'm looking for a house that needs a bit of work, you know, sweat equity and I am interested in yours. Have you considered selling? Interesting well thank you for your time, here's my card." Come back the next day, "I did a little research and noticed that you were in default of payment on your mortgage. Now I'm sure its nothing big, but I could help you out by offering you a fair price for your home if you wanted to sell." Something like that, but really its not rocket science, just tell them you want to buy their house, can you come inside and take a look.

    Being yourself and building like, trust, and belief is the best thing to do at the door. People can see if you are sincere or not.
