Do I Need A Title Search
been looking into buying a house at the auction for cash. I have looked into the public records on the internet and found that it shows liens against the house, notice of trustee sale. Just wondering what will a title search tell me that I can not get through public records??

Thanks for the replies, a quetion though if there are four or five promising properties that look like they are going to the auction would you do a title search on every one? that would be about $350 each week we go to the auction which is a small price to pay if you get the deal you want. But is there any title companies that will give you any kind of a deal if you are running 4 to 5 searches a week?
u need to be careful with tax sale deeds, they come with a lot of unexpected problems like other interest that will take you to court, so if there liens( mtg, taxes, etc) then that cool, but you may still have to quiet title which can be costly.
How do you find out if the person has an IRS or tax lien?????
