Did I Screw The HOA Foreclosure Pooch?

I received two homeowner association deeds on the courthouse steps (Ft. Worth,Texas) the 1st Tuesday of this month.

I didn't do all my homework and I need help.

Question #1. How many days do I have to file the deed a the county office?

Question #2. One of the properties is a Single Family home that is already listed with a realtor, but the family has moved out and allowed a friend to move in without any lease, can I have that person evicted?

Question #3. The home has a mortgage, do I have to take over payments immediately or is the current owner responsible until the end of the redemption period ? (180 days)

Question #3. Does anyone have the name of a very patient real estate attorney? smile

    Hello,

    1.) Technically, you do not need to file the deed, but it's a good idea, especially if you're going to sell it.

    2.) You own the house. You can tell the people living in it to move. Again you own the house. It's like if I were to move into your current personal home. Do you want me there? No.

    3.) If you bought it on the court house steps, there are no longer any liens on the home.

    4.) Find a real estate club in your area and ask for a good real estate attorney.
