Deceased Owner

My husband asked a neighbor about an empty house. The owner died with no known relatives. Does this present an opportunity or more of a dead end?

    Check with the county where the property is located. At least here in California, the counties have an office that handles properties when the person died without relatives.

    The name could be different ... but check with the "conservatorship" office or "probate" office. They may have to or want to list with a broker that they have a "contract" to sell the properties. Or the county may set it for auction.

    At the least, the county is going to want its taxes and will be billing anybody who's anywhere close to ownership position, so tax folk can tell you where the bills are going.

    Probably what'll happen is the county/state tax folk will do a tax sale of it just as soon as OR statute allows, then you'll get a chance to bid on it at the tax sale.

    Otherwise, you could act as volunteer, going in, cleaning up, renting it & bringing taxes current...this way, no tax sale, but it'll take you a long # of years to get title via "adverse possession" as that process is lengthy in all 50.

    Also, anywhere during those years, a true heir/descendent may show up & want his/her RE and take it away from you after you've spent whatever you did, on the cleaning & fixing.
