might be missing something here, but why would someone who realizes that they re in trouble financially or otherwise not list they' re property for sale with an agent to sell asap. even if it means taking a small loss, as opposed to waiting so long (3mos) then appear on the lis pendens/nod and face possible forecloseure? :-?

    because they believe that they can fix it...their solution is due any day now, mom's check is in the mail, i'm suing my employer, i got in a car accident and i'm going to sue, the bank won't kick me out, etc.....foreclosure is something a lot of people refuse to believe or acknowledge. They know they'll be ok...

    Part of it is the belief that after paying a Realtor commission they'd be in the red (meaning paying money at closing that they don't have to subsidize the sale of a house they can't afford anyway), so what's the point? Selling looks like a Pyrrhic victory. All contributes to the frustration, which turns quickly into denial. That's where you come in, and fix their problem...
