Does anyone know how to get preforeclosures from the county clerk register. I was told that you can find preforeclosure there, but I do not know how to get that information. Do anyone know any insider tricks? cool smile

    most preforclosures are posted in the lobby of the court house or you could ask the re tax collector for the list. easy just relax and talk to the people at the court house. Be friendly (they are not used to that) and they will bend over backwards to help you.

    I have found the most effective way is to locate the preforeclosures is by looking up the Lis Pendens at the courthouse, as this is the notice that a legal action is pending.

    You can go to http://www.netronline.com/ and search free public information.

    I also work with the top trustee's to get early leads.

    Lsngo I have never done business in Texas so I would check with www.wilson-assoc.com , www.wlj.com or www.kivell.com and see if they cover your area.

    I also net work with process servers and postal workers for leads.

    In So. Cal, every county recorders office will have the Notice of Defaults that have been filed in that particular county. The NOD is usually what follows a Lis Pendens.

    The next step in the California foreclosure process is the filing of the Notice of Trustee Sale. A total of 90 days will elapse from the time the NOD was filed until the day the NTS will be filed. The NTS is a 21 day notice to the defaulted homeowner that their property is about to be auctioned off to the highest bidder.

    Access to these notices is FREE! However, you may have to pay a fee to make a copies.

    If you don't mind paying for your information while saving yourself the trip to the county recorders office, try this site: www.countyrecordsresearch.com.

    They have daily lists of all the NOD's and NTS's filed within 9 separate areas of So. Cal. Your particular area may or may not be included.

    You can always drop by a couple of the auctions and ask around. You may find info more valuable than just where to get the trustee lists!!!

    Just go to a few auctions and ask around. There are often published lists you can get in advance.
