I haven't done one in a while. It's a foreclosure sold by special warranty deed. Needs about 10K in fixup. Lawyer friend is covering my rear for the special warranty deed, etc. I'm going to order a termite inspection, survey and get a home inspection if I can get the power turned on temporarily. Is it a pain to get them to turn on the juice for inspections on an REO? Did I leave anything out?

    You'll probably need all utilities...electric, H2O, and gas if applicable.

    I don;t know how kosher it is (probably not very), but I have seen acouple of inspectors take the boot off the meter to do quick inspections.
    If it is already owned by the bank, they should make arrangements to have utilities on for your inspections. That is usually part of the contract, and should not be an expense to you.
