Hi guys,

I'm new to this arena and am leaning toward the preforclosure / forclosure side. I've done some homework, gathered the lists, aligned with 2 hardmoney people and 2 attorneys. I've knocked on doors, sent letters, postcards and made ton's of phone calls. All with 'zero' results... what have I missed?

    You havnt missed anything. Keep working at it. You may find a type of property that will take you in a different direction. There are and will always be opportunities.

    How long have you been working at this?
    I assume some of your contacts are from investor monthly meetings...? In my opinion preforclosure/foreclosure is very specialized avenue to try and follow just starting out. It takes a lot of study. Also, you are working in a HOT market with thousands and thousands of other investors. There are likely more secure ways, and less competitive, to start your investment career unless you have special knowledge and a good support team. Just my opinion.

    I've been at this since early Feb (04).
    I figured the foreclosure side would yield the quickest and largest profits.
    You're correct in your assumption, the contacts (except one) are from local club meetings.
    I guess I need to head over to the 'patience' shop and pick up a couple of pounds!!

    Try to get access directly to Lis Pendens. Some or All of the leads you are currently using may not be a life one. It's always better to be as close as possible to the source of the information and not on the 3rd or 4th level.

    I'm receiving a list of LP's and FJ's published daily from court records for about 10 days now... It's still a bit trying, especially since I'm still new to this.

    how does one get access directly to the Lis Pends? :-?

    You should visit your local County Hall of records or talk to Clerk of the Circuit court. They may recommend local publication or services that specialize on compiling and selling this information.

    Keep in mind though, that this information is FREE by default and if you have time and knowledge you can get it your self from the filed recordings.

    There are also a number of internet services providing this information on a regular basis for a reasonable fee.
