Bird dog property
A bird of mine found a lady in Pre-foreclosure. From the property appraisers office I see she bought this house in 1999 for 34,500.
My bird dog states she wants out. Comps look to be 55 - 70K. I have not seen this house yet but will 6/25 pm. My question is what and do I do a deal with her? Sub To, Contract for Deed? I don't know how to do either and am waiting for John Lockes' book to arrive. Tomorrow hopefully.
My bird dog states also the owner just wants out, but at the same time she said the mortgage was 59K. Property appraiser states 34K was the original loan unless there is a second.

There would really need to be more info before anyone could give any real suggestions.
That's a pretty big spread on est FMV. I'd try to close that gap a little.

Can "closing the gap" be done by looking at the comps on the appraiser office?
If not how would you suggest?
