Area Comps

just a quick question--im having trouble getting good area comps for my area, and was wondering how you guys and gals have been getting them..my area is not streamlined for internet comps that well, and cant seem to be able to find an real estate agent wanting to play..any input would be helpful..thanks

    Call national title companies in your area. Ask for the customer service person, this is a free service provided by the title company. However, if you are planning to get 5 comps a day for the rest of your RE carreer you may want to first drive down to the title company introduce yourself to the cust serv rep. explain why you will be needing all of the comps and that you will be glad to have the escrows run through their title company.... it never hurts to ask.

    Get MLS for ur area if u are going to do this alot

    Hi, SKI,

    Does this mean anyone can subscribe to the MLS service? I've looked in the phone book to no avail. I can find active properties available online, but need to see sold houses, sale price, and how long on market for comps. I need to be able to pull info for specific areas for the past 12 months. I've asked realtors, who say I must let them be my exclusive agent in order to get that information.

    Any info. would be appreciated.

    WHAT'S A "COMP?"

    "Comp" doesn't mean "complimentary!" It is real estate shorthand for "comparable neighborhood price" and is used to pinpoint--no more and no less--what comparable properties in the immediate area have sold for during a specific recent period.
