2 deeds or 1?

got a call from a guy today. House is in phoenix, He's on west coast and she's on east coast. messy divorce. she got the house. stopped paying about november and skipped out.
he thinks she turned her keys into the mortgage company. Can the mortgage company take a property prior to the foreclosure sale? (auction date is early may)

anyway, he just want to get rid of it and doesnt want a foreclosure on his record.
assuming I can track down the misses, can i have him sign one deed and her sign a completely different one rather than trying to get them both to sign one document?

went out to the house tonight and got there after dark. Nice house in nice neighborhood. Some weed in the yard and debris/garbage in the house.
in the window was a paper for xyz real estate inspections. what kind of operation would that be? i tried to look them up in the yello pages but found nothing? any guesses? would this be a company the lender hired?

    your probably going to have to have the ex wife quit-claim the property to you or the husband, or just have them both quit claim them to you and sell the quit claims and on to bigger and better.....are there any seconds or any other leins?
