Forum Suggestions
I notice that quite a few posts in the Taxes and Tax Strategies Forum are related to property taxes, tax liens, and excise taxes, while the focus of the forum is "Income Taxes and Tax Strategies".
Perhaps if you change the name of the forum to "Income Taxes and Tax Strategies", a lot of these extraneous posts will go somewhere else.
There also seem to be quite a few questions regarding financing. Questions such as "How will a lender see this deal?", "How do I structure this deal?", and "Who does 100% financing?" do not have a real home. Perhaps we need a forum for just plain "Financing the Deal".
If you eliminate the Beginners Forum, I suspect you may still need a general catchall forum for those questions that don't fit into any of the established forums -- perhaps an "Everything Else" forum at the bottom of the index will force everyone to read each forum title for the most appropriate home for their questions.
