Basically, I am looking for people that and (principally) judicial foreclosure states

    The interest rate is different on each note, some are adjustable which the bank really wants to get rid of.

    As for the note to value, these have ranged from 60-70%

    I am very interested. How much money all together? Do we have to buy them all or can we "cherry pick" (at least at the beginning?

    How many such deals are there? Can we buy the notes at a discount that will make sense cash-flow wise after foreclosure is complete?

    They range in price from 22M (224 unit bldg w/ 12 loans) to 400K (?) for a fully rented 5-plex REO in a working class neighborhood.

    This are "loan to own" opportunities in many cases. Buy the note at face or discount (one bank is willing to finance 50% of the purchase of the note at prime+2)

    One way to find out is contact the winners of the large ($100M to $1B+) portfolios from the FDIC. Their contact information is here: http://www.fdic.gov/buying/historical/structured/index.html although I have never had an interest nor have I ever tried to contact them. Good luck.
