Hi, I know I can do SBA, however, it takes tooooooo long. I am wondering if there are any hard money folks or outfits that actually can do something like this. I am closing this clients 2nd biz deal on the 20th. And the 1st biz uses the 2nd biz. Its complicated. But I have exhausted all of my resources from banks, lenders, and "uncle guidos". I am still searching as this is a great client and I am doing this as a favor for her-not charging her a fee. :wow: :wow: :wow:

so are you building 20 4-plex multifamily units? Or are you building 204 detached units??? What is the finished sales price of the homes? Have you set up and HOA? is there an amenity package (pool, etc.)? Has the HOA been formed?
What are you selling developed lots for? What margin are you looking for on the lot sales?
