Private Money $230K For Mixed Use Prop

Hi there,

I need a good PM source. I own (bought last year) a mixed-use comm prop near Dallas. Has excellent cash flow. Seller originally financed, now seller wants cashed out. It falls way outside of normal lending guidelines. (there is a building on it that LOOKS like a church -- we use it for weddings--most lenders wont touch it)



Any advise or contacts would be greatly appreciated.

By the way, the payments have been made like CLOCKWORK for the past year, even have been paying extra toward principal.

    If the property is not a church, is not a non-profit, and it has a mixed-use zoning. There are lenders out there for you.
    If it is a church and been in operation for 3 yrs with decent plate revenue, no problem either.
    Do you have all the operating statements for the last 3 yrs? Is your credit in good shape? Is your net worth decent?
