Looking for investor to assist with lender fees on a large deal of about $15,000. Can pay a large return at closing. Return is negotiable.

    This is a multi-million dollar deal. All other fees are in the loan. I am fully aware that if I could put them in the funding of the loan I would not need an investor. I cannot put them into the loan and that is the reason I need an investor. This is a great opportunity for an investor to get a strong return on the $15,000. If you would like to invest or if you know someone please let me know. The return is negotiable.

    What the name of the point-to-point lending site? I think they go to 15K.

    Loans from individuals to individuals. I have never checked it out but have heard good things.

    There is prosper and a couple others.. For small amount they are supposedly ok.

    Do you have a (couple) credit cards to advance?

    Signature loan?

    U-Prosper is a good site, but takes a few weeks to get funds. Funding that amount via Credit Card or Personal line of Credit is the way to go.
    An investor does not really want to fund $15K and make 12-15% for 1 month. The amount would only be $150-200.

    The investor could double his money on this deal in less than 6 months. It would be a very good investment for someone with the money to invest. [ Edited by petepete on Date 02/25/2008 ]

    Prosper is probably your cheapest option. Check them out - I bet you can get the money there.

    What is the security or collateral for the $15K?

    You say it is financing for a line of credit to purchase properties, but what kind of LOC requires these fees up front? It must be a pretty big LOC.

    Are the properties under contract? If so, when do you need to close?
    What type of properties are you talking about?
    Is this in Chicago?
