I am looking to sell 6 acres in Fl. Would it be more lucrative to lease the land to the potential buyer (who wants to probably divide the lots and build)- or sell it to him outright?

I like to retain control and lease..
That is is I own the land.
If I am buying I want to OWN fee simple.
It might be rather difficult to build housed on leasehold land.
