I am looking for an investor for a student housing project ( new construction) that is 3 blocks from the university. Total investment is $450k.

pls explain more of the details like:
where
how bid
what schools
what does an investor get for the cash
total cost
state of development.
etc.
For a development project, 16% is way to thing of a return.
Way too thin? No kidding!

And if that is the total profit, how much of that is shared with the cash investor?
What profit is expected on this type of project?

That seems like a high rate of return in todays economy. Why is it that high?

Have you considered renting to them for 3 months? At least that way you have money coming in.
have you looked at borrowing or using "transactional" funding. I did a post about this, and the only response as to rate was 3% seemed reasonable?
