Thinking Of Investing In Phoenix Prop

I am an investor from CA looking inot the Phoenix area market for possible multi-unit properties. I will be visiting the area with my investment partner in a few weeks. Does anyone care to share info about the area or have have advice about the market. I am from Sacramento and would be glad to give the same info about my area.

    I am headed for Phoenix tomorrow. I have properties down there and am looking for more. One of my properties is a multi and according to my realtor has gone up in value dramatically in the last six months.

    I purchased a SFR in February in Phoenix. The market is hot and houses are appreciating rapidly. The hard part is the rental market. The rental market is very competitive and may experience a 2 month vacancy at least unless you lower your rent to be a little under the competition. It took me about two months to get the house rented after lowering the price about $150 a month from my original asking rent.

    I have used myfico, profile protect, and one other.

    All seem reasonable, but have fishyness like the variability in score.

    As anyone seen an article that "really" explains the credit models?

    Missing trade lines would concern me as well.
