There are some vacant lots for sale. Home builder seeks investor(s) to put upfront money to pay down the land so that the bank will loan money to make property development improvements, construction loans, and land purchases on these lots. The investor will subordinate these loans. As each house is built and then sold the builder will buy back one of the investors lots. Expected profit is 50% after 6 months(Est. project completion time). The sale of each of the first house will be tied to the investor lots so that ne proceeds from the sales will be paid to the investor. Any comments from experienced investors on success rates on similar deals like this you may have seen?
