Beginner Asking For Advice

violamathern profile photo

OK! So I am new at this everyone.
Embarrased to say the least, could really use advice.
No Violin Playing PLEASE.

I feel blessed that I have a good paying job. Very dangerous and tough work. And I am finding out I may have MS. I am trying to get back on my feet before any of this sets in any worse if this is the case. If diagnosed, this could cost me my job in the next years and must find a way to keep going.
I am the only one working. Children grown and out on ****Must participate a while before posting URL's*** refuse to give up, but it has been hard. I know everyone has a hard-luck story and do not mean to bring folks down. Medical doctors will not tell my hubby he is unable to work. Jobs working with hands whole life. He has CHRONIC Carpul Tunnel. Social Security says he has maybe half year to file for SSI, and I hear he will get turned down many times. He is almost 58.
I have worn myself into ground.
I was forced to file chapter 13, then they kept upping the monthly cost, so changed over to chapter 7.
I made up my mind never to have credit cards again.
Recently received notification that looks like dis-charge approved. I co-signed my son two car loans that went bad on credit, Plus I turned over my own car some months back. All are on credit report.
Never thought I would be in this dumb position at this stage of my life.
Currently just making it, but if I can keep going, may be able to get back on feet in couple of months enough to prayfully start having some sunlight at end of a very long tunnel.
While I have always been a very determined person.
I have been feeling like a broken horse.
I saw the infomercial on tv about "Choose to be Rich".
Kept saying you can do realestate even with this stuff on record, but reading all of your posts does not look like I have even a glimmer of hope other then selling my own home that is currently up on payments to maybe get out from under a payment that I will probably just have to get into somewhere else.
Net about 45000 at current job.
And wondering wondering big time, where do you begin to get on your feet again?
I appreciate to have no sly remarks as I really could not feel any lower then I do now, but would very much appreciate anyone that has been in this situation to give me some ideas of best direction.
This site seems to be great and full of some very intellegent folks that I am hoping could give me some pointers in right direction if at all possible.
Thank You in advance for taking the time.
Blessed through it all,
Vi :-?

If I was in your shoes, no way would I sell my own house if I was current on payments. If you are serious about getting into real estate read the forums on Lease/option,credit repair, and bird dogging. One good way to go if you are short on cash is Mobile Homes. Get Deals on Wheels by Lonnie Scruggs and read it. I know that you are in a tough position and that it looks hopeless but if you keep plugging away you might make it. One thing is that you felt like a broken horse. It has been my experience that real estate is hard work. It can take a lot of your spare time, which if you work full time isnt that much. Hopefully someone more creative than myself will post something more useful. GOOD LUCK!

yes, you can. All they care is quality of your credit not the socre and DTI. You cannot have any charged off accounts were not unpaid, no past due accounts, or excessive lates on revolving and installment accounts in last 24 months, or no recent lates on rental, if you are currently renting a house or appartment.

May I ask why you wouldnt want your name on the deed? If you are on the loan I assume you are doing this as a favor to some family member with less than adequate credit. You are assuming all the liability of the loan with no protection if something were to happen. -This happened to me on a smaller scale (with a car) and my credit was ruined.... my advice is dont do it- if you must help them then just make a loan for the $ with legal type repayment agreement drawn up.

You might want to look into the anonymity benefits of a land trust.
